Belagavi, April 1: The Belagavi City Corporation (BCC) has announced a revision in property tax rates effective from April 1, with a 3% increase for residential properties and a 4% hike for commercial, industrial buildings, and plots. The move is expected to generate an additional ₹2–3 crore in annual revenue.

Property owners who clear their dues by the end of April can avail a 5% discount. With over 1.5 lakh properties under its jurisdiction, BCC aims to push its annual tax collection beyond ₹100 crore, up from the current ₹75–80 crore.
Officials said additional revenue of ₹4–5 crore is expected from new commercial constructions and layouts. However, tax leakage of ₹8–10 crore annually due to measurement discrepancies, lack of records, and staff negligence remains a concern.

The corporation is also facing challenges in recovering pending dues, with arrears fluctuating over the years and reaching ₹7.5 crore in 2025. Concerns have been raised over uneven enforcement, with stricter action on small defaulters while larger arrears remain unaddressed.
BCC authorities also noted that some property owners are paying lower taxes to gram panchayats despite availing city services, causing financial losses. The issue is under review, officials said.
Commissioner Kartik M stated that the tax revision follows government directives, adding that the increase has been kept minimal in public interest.
