Belagavi: The Ministry of Defence has increased the Floor Space Index (FSI) in Belagavi Cantonment from 1 to 2, paving the way for greater construction and redevelopment opportunities in the area. The revised building regulations were notified in the Gazette on October 12.

The decision is expected to provide a boost to urban development by allowing property owners to utilise more built-up space on their plots. FSI determines the total floor area that can be constructed relative to the size of a plot. Increasing the FSI from 1 to 2 effectively doubles the permissible floor area, subject to applicable regulations.
The amended Building Bye-Laws, 2006, also permit buildings of up to 16 metres in height, creating greater scope for the redevelopment of old structures, vertical expansion and more efficient use of available land within the Cantonment limits.
The proposal had earlier received approval from the Directorate General of Defence Estates (DGDE) before being forwarded to the Ministry of Defence. The Gazette notification marks a key step towards implementing the long-pending amendments.

The Belagavi Cantonment Board is expected to initiate the statutory process by publishing the notification and inviting public objections and suggestions. Residents and other stakeholders will have 30 days to submit their views once the notification is issued by the Board.
Further steps towards implementing the revised regulations will be taken after the public consultation process is completed.
The move is expected to support planned development and provide fresh opportunities for property owners across Belagavi Cantonment, subject to the applicable building rules and approvals.
